Dunboyne Development Feasibility Assessment

Dunboyne Development Feasibility Assessment

Client: Private Client
Duration: November to December 2023

Project Summary

Transport Insights was commissioned by a private Client to provide transport-related advice and prepare a Transport Position Statement in relation to the proposed future development of lands at Dunboyne, Co Meath. The Position Statement sought to determine if a higher quantum of development would be feasible than that envisaged within local planning policy due to the lands’ favourable public transport accessibility attributes, location with respect to the Donboyne Urban Area and contemporary national integrated land use and transport policy.

The assessment focused on a review of key local, regional and national transport plans, policies and strategies, the outputs of which informed setting of the site’s future transport context, including specifically enhanced opportunities for future residents to travel via active and sustainable transport modes. Building upon traffic modelling undertaken on behalf of Meath County Council as part of the Transportation Study at Dunboyne & Environs (208), an Outline Traffic Demand and Impact Assessment was then completed to establish the current proposed development’s traffic impacts on the surrounding road network.

Added Value Brought to Project

Through aligning development of our Client’s lands with key local, regional and national plans, policies and strategies, and related impact analysis, it was determined that they could feasibly be delivered in a highly sustainable manner. It was also demonstrated that a higher quantum of development would generate no more traffic than that envisaged by the Transportation Study at Dunboyne & Environs, and would not impact on the performance of the surrounding road network.
